How does Farm Sell Direct work?

Farm Sell Direct is part of Property Sell Direct a dynamic estate agency with a fresh approach to the property industry.  We are unique in the sense that we give the seller options with regards to showing his property to potential buyers.

When a property owner wants to sell his property, Farm Sell Direct offers three options:

1. First option – Farm Sell Direct provides the full estate agency service, but the owner shows his own property to potential buyers. The professional fee (commission) is only 3% (excl. VAT). By choosing option 1, you save up to R45 000 for every R1 million in value!
2. Second option - Farm Sell Direct provides the full estate agency service, but a tenant, neighbour, staff member or friend shows the property to potential buyers. The professional fee (commission) is only 3.5% (excl. VAT). ( A portion of this fee is then paid out to the person who showed the property as compensation for his service.)
3. Third option - Farm Sell Direct provides the full estate agency service and an agent showing the property to potential buyers. The professional fee (commission) is only 5.5% (excl VAT).

If you want to sell your property, you will take the following easy steps:

STEP ONE

Request a Property Listing Agent from Farm Sell Direct to help put together the marketing package (information and pictures) of the property. Simply SMS the words “Listing Agent” along with your name, address and contact details to 082 339 7567 or email the information to listing@farmselldirect.co.za. A very important part of this first step is determining the value of your property. A Property Consultant will be able to help and support you through this process. SMS the words “Property Valuation” along with your name and contact details to 0823397567 or email the information to listing@farmselldirect.co.za.

STEP TWO

A Property Consultant will contact you to explain the three marketing options discussed above with you.  
Farm Sell Direct will market your property locally, nationally and internationally, regardless of which option you choose.

STEP THREE

Either the owner (or a third party, as discussed above) or a Property Consultant shows the property to all potential buyers. Farm Sell Direct sets up an appointment schedule for viewings, providing you as the seller with the buyer’s name. Through our SMS system we confirm appointments and send out appointment reminders. STEP FOUR

Farm Sell Direct will get feedback from buyers and facilitate the negotiation process and the contract.
